What is property management?

Property management is pretty self-explanatory. It involves a company or person managing a property (usually one that’s leased out to tenants) and everything that entails. The real nitty gritty is in the latter – what tasks this management actually covers. So, let’s start there!

What will a property management company do?
Firstly, property managers can help you find the right tenants for your property. Whether it’s a commercial space, or a residential one, they can facilitate the process; checking references and whittling down potential candidates into a useful shortlist. They will likely ask you to make the final decision, but they can take care of all the legwork for you.
These tenants can be managed by the company too, throughout the period they’re staying in the property. This can include keeping track of, and taking, their rental payments, as well as ensuring they’re keeping the property in tip-top condition. Property managers are able to assess what’s reasonable wear and tear, or if damage is obviously as a direct result of an action the tenant has taken.
Secondly, property managers can take care of any necessary building maintenance. For example, if wear and tear has seen the carpets become thin or worn, they can have them replaced for you. Or if work is required on the building’s windows (installing double glazing, perhaps) then that can be arranged too. Not all property management companies will work on building maintenance as well as managing the tenants etc., so double-check before signing any agreements or contracts.
Thirdly, your property’s financial efficiency can be monitored by a property management company. They can assess the profits and returns you’re making on your single property or overall portfolio, which can help you make crucial financial decisions.
Why would I want this extra help?
Well, having your property managed for you can save you time and effort; leaving you free to focus on other areas of your life, such as work or your family. It takes the stress away from you, too, particularly in terms of negotiating rental rates/agreements, complying with all the relevant laws and dealing with any issues your tenants have. Sure, they might have to get you involved with some things, but mostly your company will be able to get on with the work itself.
The management of tenants is one of the key benefits to an investment in property management. In the first instances, property managers will work with you to find the best possible tenants for the property. This sets you up for a successful, profitable and easy tenancy period – check. In the second instance, say something goes wrong… your property manager will sort the situation out as soon as possible, with the minimum amount of fuss. This makes you look like a great landlord; keeping your tenants happy and your reputation clean – check. Lastly, when tenants do decide to leave, your manager will take care of everything – removal of any furnishings and ending the tenancy agreement. This is a load off your mind and your schedule – check!
All in all, property management is an effective, worthwhile investment. Now you know more about what it entails, perhaps you’ll consider such an investment when you buy your next property.

Does my business need to add aluminium stair nosings?

Aluminium stair nosings may not be a safety precaution that immediately spring to mind for businesses, but they are hugely useful for a variety of industries.

They are one of those things that you might not be aware of until they are pointed out to you, but then suddenly you see them everywhere. One of the reasons why you see them everywhere is because they are proven to help prevent accidents when people are climbing or descending a staircase, but there are also building regulations in place that make their installation compulsory in many instances.

It goes without saying that you will want your workplace to be as safe a place as possible, whether you own a car-manufacturing factory, a high-profile nightclub or an independent record shop. The fact is that if you have a staircase at your premises, then you could benefit.

Stairs

The way that stair nosings work is by providing people with extra grip – often the rest of the step will be made up of a smoother surface – while at the same time making the edge stand out, so that there is more chance people will notice that there is a step there.

In some cases, a contrasting colour will be used to highlight the edge of the stairs, although you can get models that use a reflective surface. An important part of making sure nosings do not cause slips and trips is the way the edge is made up of a polished surface – this means that while the flat section provides grip, the edges do not cause people to catch their foot.

Client facing

Whether you are in a B2B or B2C industry, it is just as important to look after your clients’ safety. Not only could it be hugely embarrassing if a supplier or an important new customer falls over on their way to your office, but they may also consider taking legal action against you. In terms of maintaining client relations, a legal case is certainly not going to create a harmonious bond.

For those industries which are almost wholly client-facing, such as the retail or hospitality sectors, there will often be a huge number of people utilising the space – if there is a chance of someone falling, then the last thing you want is for a lot of people to be around. You could face with a growing list of grievances.

Staff

Your clients are not the only people you need to look after when you own a business; you have a duty of care to look after employees too. As well as providing them with a fair wage, you should be aiming to provide a working environment that allows them to do their job to the best of their abilities – part of this means not getting injured!

The kicker is that your nosings will also help look after you; if you have yet to install this safety precaution in your office and you suddenly fall down the stairs, odds are that you will be buying some before the day is out.

Different Materials to be used for making Patio Storage Boxes

A patio storage box is exclusively designed in order to store all the items that are typically needed in a yard. These items mainly include tools for gardening, pool accessories, patio pillows and toys for kids. Though these things remain stored within the main chamber, but you will never have to face any difficulty in accessing them. This is because; a hinged top lid will always be there to make your task of removal much easier.

This lid, on the other hand covers the full length of the chamber, so it becomes easier for the users to see inside clearly and to gain access with ease. The wide opening makes storing and removing what you need an easy task. However, apart from providing storing space, this patio box can also be used as a seat for 2-3people, on the basis of the size.

Patio boxes can be made of different materials as for instance, wrought iron, stone, wood, terracotta, gazed clay and plastic. However, it is still believed that among them wooden planter is the most traditional one. This type of a box is mainly popular among the people, who have a strong liking for gardening.

In fact, there is no denying the fact that this box has a fashionable look, which makes your backyard even more attractive. However, while selecting a wooden patio storage box, you always need to ensure that you have opted for a rot-resistant wood such as cedar or redwood. Planters made out of rot prone wood do notlast long. So, if you are looking for extra durability, it is better to select the wood with a preserver. On the other hand, if you are expecting to make your yard look naturally beautiful, stone-made patio box is the option for you.
